The project is aiming to incorporate an 18 unit residential building and four level car parking garage for over 100 cars in the footprint of an existing old residential building in the very core of the city. The proposal had to deal with the demolition of the existing building but keeping the main façade, which was protected due to its heritage condition, and the back boundary of the building was next to a 20 m height cliff. All these constraints made the design a very challenging endeavour, hence technical knowledge was playing a main role.
During the construction, bentonite retaining walls were built before the excavation, and the walls were anchored to the terrain under the contiguous buildings by means of metallic anchors as long as the basement floors were built. In the meantime, the existing façade was supported by a structural scaffolding and then connected to the new above-ground floors as long as the structure was growing.
The proposal contributes to the regeneration of the main street of the city (calle mayor) by promoting recreational activities in the area, visually and programmatically connecting the exterior and interior spaces. The building is having retail spaces at the ground level.
